Owners Association and no separate action is required other than to be
sure water is on during your walk thru.
Cable, Internet & Telephone
- NOTE: The Heritage Hunt HOA has a contract with Comcast for
basic cable and telephone (most phone numbers are in the 703-743- exchange)
and these basic services are included in the HOA monthly fee. Additional
telephone, cable, and internet services are available for extra fees. Because
of this, residential accounts within Heritage Hunt are actually handled
by the business division of Comcast and it is important to deal only with
Comcast personnel who are familiar with Heritage Hunt accounts. Comcast
has a special Call Center that should be used for Heritage Hunt Comcast
accounts: 888-889-5471. When calling Comcast, ask to be connected to someone
from the Manassas Professional Services group, as only people from this
group understand the system for HH.
Telephone (See Note above):
- In Spring, 2010, Comcast converted all Heritage Hunt telephone accounts
to Comcast Digital Voice. Ditigal Voice is carried over the Comcast cable
system and utilizes a modem to convert the telephone signals and put them
on the Comcast cable system; phone jack wiring is connected to the modem
under this service.

- The Ditigal Voice service is included in the HOA monthly assessment.
Digital Voice includes at no additional charge to the resident 12 services
that previously resulted in additional charges; including free long distance,
caller ID, call waiting and call forwarding.

- As of June, 2010, Comcast continues to have some billing issues. Many
residents continue to see an E911 charge, which should not appear on the
resident's bill since it is included in the HOA contract. If you should
have a problem, call 1-888-889-5471, use the menu, and when you reach a
person, ask "Are you a member of the Manassas Professional Services
Group?" If the answer is NO, ask to speak with someone who is, as
only members of the Manassas Professional Services Group are familiar with
the Heritage Hunt system.

- As part of the conversion to Digital Voice, Comcast installed -- at
no charge and for no monthly fee -- a digital cable box for one TV. Adding
the digital box is in anticipation of further Comcast switchover to all
digital service down the road. Comcast has not spelled out the details
of this but digital TV signals require less bandwidth (room) then old,
analog signals so cable compaines feel pressured to convert. What this
means for how many and which stations remain available to a TV without
a Comcast box remains to be seen.

- You should review your Comcast bills carefully. You should not be charged
for E911 or 911 fees as they are included in the HOA contract. You should
not be charged for the new cable box. If you experience a problem, YOU
must call Comcast yourself to straighten these out. Be sure you call 1-888-889-5471
and verify that whomever you end up speaking to is a member of the Manassas
Professional Services Group. No one else will understand the problem.

- Problems with the channels available on the new box have been an issue
for some as well as the usefullness of the box itself. The "free"
box is a basic box and is installed in the simplest way possible. This
"free" box will not receive HD TV channels, even where the TV
to which the box is connected is itself capable of receiving HD TV. Comcast
doesn't do it, but you can have the box wired with a cable splitter such
that your TV gets its signal directly from the cable while allowing you
to view the box on the TV's AUX or Video input; such connection will allow
an HD-capable TV receive HD versions of all local broadcast stations.

- Go to HeritageHunt.org and look down on right under "Comcast Phone
Upgrade" for a listing of all of channels and services that you are
supposed to receive as part of the HOA package (without additional expense
to you). You may need to call Comcast at 888-889-5471, or the number listed
on the TV screen should a channel not be available, to have Comcast adjust
the programming for your box. This is done remotely while you talk to the
Comcast representative. For example, to activate the music channels in
the 400 to 450 range.

- It is important to know that:
- If a resident subscribes to only ONE residential phone line with ONLY
basic phone service, the cost is covered by the HH HOA fee and the resident
should be billed for no other charges.
- If a resident suscribes to any additional phone services or incurs
any other charges from Comcast, the resident will be billed accordingly.
Additionally, certain Taxes and Surcharges are based on a percentage of
the phone bill and will appear and may vary from month to month for any
account with more than basic phone and cable service.

- A cable-ready TV will be able to receive about 67 channels WITHOUT
a cable box. A modern TV with a HD digital tuner will be able to receive
the "regular broadcast" channels in HD WITHOUT a cable box.
